We are fully licensed, bonded, and insured to buy, sell, move, install, & repair mobile homes (repairs on homes we sell only). All sales include moving within 20 miles of the sales lot. Additional mileage is $6.75 per mile (charged one-way). Set up is available at an additional cost. on We do NOT do concrete work and the structure would have to be completed before delivery.
Unless otherwise listed, homes under $8,000 are sold “As Is” and do not come with guarantees. Homes over $8,000 come with a 30-day limited guarantee that the sewer, water, gas, & electrical systems function properly if H.I.I. does the full set-up. Furnace is guaranteed by H.I.I. only for exchange or repairs made by our company. Appliances and A/C are not guaranteed. The guarantee is contingent upon H.I.I. performing all necessary repairs. Guarantee will never exceed priced paid for service.
Most homes are priced “AS IS” unless specific repairs are listed. Upgrades and repairs are available at an additional cost but are time consuming and require patience. All tires & axles are the property of H.I.I. and rental of such is included in the listed price; they will be removed after delivery.
We do not sell land nor do we have references for land sales. If you would like to rent a mobile home lot in one of our existing mobile home parks, please contact us for requirements. Lot rent discounts are available for homes purchased from H.I.I.
When your home is paid for and scheduled for delivery, the exact date of delivery is contingent upon several factors, including but not limited to, weather conditions and scheduling conflicts with other aspects of our business. We are a small business and wear many hats. We will do our best to get your home to you promptly but appreciate your patience and cooperation as conflicts are often unforeseen.
